Without diamonds (i.e. real money) you don't get anywhere? WRONG!!!
Yes, there are limits. (But there are a few diamonds from story tasks, and also some other possibilities to get diamonds. Although recently there were no ad videos to watch and also no honest, working "fill a poll" or "subscribe for our newsletter" free diamond offers - I myself didn't get a single diamond from there yet. Play other upjers games, earn upjers points and get 2 diamonds for each 200 upjers points you earn - this method does work. And is the only reason why I play some of the other upjers games.)
First of all, plan your space carefully. The first 3 zoo expansions cost only zoo-dollars (the 3rd costs 2.5 million, but after you put it, you will earn 60-70k per day, i.e. 50-80% more daily earnings than you had before - and that'll remain forever), as well as the small enclosure house (for 1.6 million) and the museum (for 7.25 million).
The first few levels are really hard, the only way to get the zoo-dollars needed for buying at least the transport station is via the achievements. Once you have the transport station (floor space need: 4x5), rely on the help from your org colleagues - certainly here in Mammoth. Get better animals, e.g. all the level 3 diamond animals. Then you get more visitors.
When to buy new shops depends on how often you are online. When you come online and you see that all your shops are full (i.e. they have the collect-money-icon over them), you can place more. When you see that your souvenir shops have filled up, but your burger stalls didn't, only buy more souvenir shops. Those people which come online less need more shops. When you come online very often, e.g. at least 3 times a day, you can harvest money from the shops more often, and it's no problem when they fill fast.
The small shopping mall (floor space need: 4x5) is not too expensive - and by the time you can afford it, you will have already a lot of shops that you easily can fill it with. Once you earn some 30000 zoo-dollars a day, it'll cost you only 11 days to afford the shopping mall. Besides, you can finally place all those decos and wallpapers which were lying uselessly in your hand... and that helps with the "have so many different deco items in your zoo" achievements.
The small depot is not really needed for rather small (non-diamond) zoos... you don't need too many garbage bins anyway, and there are no garbage bins that take up more than a single space spot (except some special containers from the soccer world cup action, but if you started the game recently, you won't have those anyway).
The small WC house (floor space need 5x5) is nice to have, but you can wait for that until you really need so many WCs.
The small amazon house (floor space need 7x6) is also a good idea, not too expensive with 150000 zoo-dollars. Place one of each species in it, it's actually the only place where plural species live together in peace. Just pity you can't breed in it, and the breeding-allowing amazonian houses can be bought only for diamonds.
Bear in mind that of each small building you can only have a single one in your zoo (except terrariums etc., but they count rather as enclosures, not as buildings; for the small amazon house I haven't tried to buy more than one).
A breeding station costs 100000 zoo-dollars and takes up 5x5 floor space. Sounds like quite a lot in the beginning, but is worth to have by the time you have 2 of each animal and want to fill more enclosures with them. The administrative building takes up 3x6 floor space and is rather useless when you're not going to spend diamonds on hiring staff. But building it earns you 6 diamonds for only 20000 zoo-dollars and gives you some free staff for one week. Employ the staff you got for free, and then take the admin building back on your hand. If you ever need it, you can of course place it again, and building will take a day or so to complete, but it won't cost you anything.
